Answers to your common questions

Can I paint the walls in my apartment a different color?

Making any changes to the unit without permission is strictly prohibited in your rental agreement and may be grounds for eviction. Please obtain prior written approval from Carco Properties before making any changes to the property.

 

Can we bring our own washer, dryer, refrigerator, stove, and dishwasher?

This is handled as a case by case situation depending on the property.

 

Can we end the lease early and if so how do we terminate properly?

We do not offer any early rights of termination other than active duty military / Civil Service Relief Act.

 

Do you spray for bugs or is this my responsibility?

If you are in a single family home or duplex, pest control is your responsibility. Some of our mutli- family complexes have monthly of quarterly pest control service included in the monthly rent.

 

How do I get other repairs on my home completed?

Please fill out the work order request form that is included in your tenant portal link through our website. Please always make sure you include your name, property address and a contact phone number. If you have submitted the request properly you will receive notification that it has been delivered to Carco Properties. That request will be forwarded to the appropriate contractor, that contractor will then reach out to you to schedule the repair appointment. Unless there are special circumstances the confirmation is the only response you will receive from Carco Properties, that is why we as that you are very specific about the nature of the problem and that you include images of the problem so we can get the request out to the appropriate contractor quickly.

 

How do I have utilities changed to my name?

Utilities are often taken care of by the tenant, if the utilities are inclusive of the rental price then we will make that known. Use our links provided under tenant resources.

 

How do I pay my rent and when?

Rent is due on the 1st of every month and late after the 5th. On the morning of the 6th there will be a 10% late fee assessed to your rent. For your convenience, we offer rent payments online as well as a drop box at our office for after-hours payments. WE DO NOT ACCEPT CASH. Tenants can make payments in a few different ways.

  1. Payment can be completed online! Simply log into your Tenant Portal, select Make Payment, and enter the necessary information. There is no service charge for online payments unless you use a credit card.
  2. Payment may also be mailed to: Carco Properties  Po Box 30322 Savannah, Ga. 31410
  3. Rent payments may be delivered to our office 7 days a week at any hour and placed in the PAYMENT DROP BOX. We do not accept cash payments.

 

How much is the security deposit?

The security deposit is equal to one month’s rent. The security deposit must be paid in full to move in.

 

I have a maintenance issue, how do I know if it is an emergency?

All maintenance issues are different, we ask that you use your best judgment in assessing whether the situation is an emergency or not. Below is a list of some of the general issues that may constitute an emergency.

  1. Personal Injury: Contact 911 immediately.
  2. Fire: Contact 911 immediately. Then notify Carco Properties.
  3. Flood: If there is flooding in your home, please log into your portal and submit a maintenance request, if after hours, please call the emergency line. . Please make an attempt to turn off the water supply to the leaking fixture or line.
  4. Heat or HVAC: If the heat / cooling in your home is not working, please log into your tenant portal and submit a maintenance request. All after hours HVAC issues will be handled the following days and at the availability of the contractor and parts. Do not use the after hours emergency line for HVAC issues.
  5. Water: If the water in your home is not working at all, please call your local water provider, and then contact our office immediately. If the hot water in your home is not working, please log into your portal and submit a maintenance request.
  6. Plugged Toilet: Please try to use a plunger before submitting a maintenance request, please remember, the tenant is responsible for all clogged toilets, sink and tub drains and jammed garbage disposals. If you request Carco Properties to send out a plumber to unclogg you toilets, drains or free up a garbage disposal you will be responsible for payment of that service call.

 

I want a pet but my lease doesn’t allow it. Do I need to contact you?

Yes. You will need to contact our office before obtaining a pet. We will need to verify that the homeowner will allow you to have a pet. Once we verify that it is acceptable, you will need to sign a pet addendum and an additional pet fee may be required. Every property is different because it depends on the preference of the homeowner. Breed or species restrictions may be applied depending on the owner’s preference. It is best to contact our office for detailed information on the pet policy for the home you are interested in.

 

I want to install a satellite dish, what should I do?

Most properties are prohibited from installing satellite dishes on the building. Please call our office for information regarding your property. DO NOT INSTALL A DISH WITHOUT PERMISSION. We will have a form you must fill out for this request.

 

What are my responsibilities as a tenant?

Paying rent on time is your primary responsibility. We have also given you a list of items that will fall under tenant responsibilities.

 

What do I do if the smoke detector in my unit starts beeping?

In most cases the 9-volt or lithium battery in your smoke detector needs to be changed. These can be purchased at your local market or hardware store. If you can not reach the smoke detector due to vaulted ceilings, please complete a maintenance request form. IT IS ILLEGAL TO DISCONNECT YOUR SMOKE DETECTOR.

 

What if I am locked out of my apartment?

Unfortunately, lockouts are not considered an emergency. We do everything we can to help avoid you locking yourself out. Therefore, the only reason will be if you have lost your key. If you are locked out after hours, you will need to contact a locksmith at your own expense. If you are locked out during normal office hours you can come to our office to pick up a spare key, there is a $20.00 charge for new keys. If available, someone from our Property Management team can meet you at the property and let you in, there will be a $100.00 charge for this service.

 

What if we notice something wrong with the property after moving in?

We provide an inspection report to you, on this form please note any discrepancies within two days of move in. Contact us via phone to schedule any necessary repairs to the property.

 

What is the process for applying to live at a rental property?

The first step in applying to live at a rental property listed by Carco Properties is to schedule a showing with a Leasing Agent. Next, you will be asked to submit an application and pay an application fee of $35 per adult that would like to live at the property. An application can be submitted on the Rental Application page or a paper copy can be filled out and turned in at our office. The application fee allows us to run a criminal and credit background check. We will also verify income and ask for rental history references. A cosigner may be required under certain conditions.

 

What will I owe at move in?

You will then owe the rent due based on what day you move in. It will be prorated after the 1st day of the month.

 

Who handles the Lawn care?

The party responsible for lawn care is always designated in each lease we sign. In most cases the tenant is responsible to maintain the premises and provide lawn care unless specified in the lease. In other cases, particularly condos, townhomes, and complexes lawn care and maintenance is provided through the HOA.

 

Who pays for repairs in my unit?

You will be billed for repairs if the repair was a direct result of actions that were the tenant’s responsibility. Remember tenants are also responsible for damages done by their guests.
